I put a warning in the notice… but to be honest I have never seen this happen. I have several landlords concerned with this but in all my years of doing this I have yet to see a retaliatory action done. I have seen that tenants who were living like animals all the time and when you go in the place is just very dirty and full of dog crap. But I believe this is more of a rumor among landlords than fact. Oh I am sure there have been isolated cases, but if you ask me these are people that you know have issues when they move in; Are these gang members? Are they a bunch of teenagers you rented too?
One of my last evictions the landlord died a thousand deaths and the people moved out even before going to court and left the house in good shape. He waited weeks to serve them and take them to court for fear of having his house trashed. But nothing happened and he found his house very neat when they left.
Could it happen, you bet. Will it happen, probably not.
