• Asking or showing intention to overcrowd your rental
• Inability to provide satisfactory identification
• Inability to provide a reference from a past landlord
• A history of destroying property or eviction
• Many unpaid bills on a credit report
• Insufficient income to pay rent. Generally, property managers use the rule of three: an applicant’s gross scheduled income must be three or more times the amount of rent due in one month
• Cannot afford rent and a security deposit. This signals financial instability
• Poor manners or attitudes can tip you off to how they may handle future interactions with you and your other tenants

Looking for these warning signs when screening prospective tenants will help ensure you lease to responsible tenants who pay their rent on time. Most importantly, make sure any and all tenants living in your rental unit sign a lease, regardless of if you think they will cause problems or not.
